A light steel frame building will require less than half of the energy needed to heat and cool a masonry residential building.
Silverline Group, well known for their high profile projects throughout South Africa, were contracted to carry out the construction of the luxury penthouse loft apartments on rooftops of various buildings within Maboneng.
Light gauge steel framing and the FRAMECAD system were the obvious choice due to the flexibility of the concept, the lightness of the material, reduced site disruption and speed of construction. Steel framing also does not require the use of cranes, offering huge savings in costs for the developer.
Steel framing also offers advantages in energy efficiency and overall sustainability. John Barnard, director of the Southern African Light Steel Frame Association (SASFA) explains that the building is in essence a light steel frame structure cladded with fibre cement boards externally insulated in the cavities with glass wool.
Barnard says it is definitely much more energy efficient than more traditional construction methods – both with regard to “embodied energy” of the materials and components, as well as “operational energy” relating to heating and cooling of the building over its design life.
“A recent research project carried out by the CSIR indicated that a LSF (light steel frame) building will require less than half of the energy needed to heat and cool a masonry residential building to comfortable internal temperatures,” Barnard says.
It is important for a developer to have sustainable measures with regards to design, energy efficiency buildings and that natural light and heat from the sun compliment a minimum air conditioning design.
